CORTIJO FOR RESTORATION of approximately 140m2 built (part-ruinous) on a PLOT of approximately 13000m2 which is planted out with olives. This property is located in the hills facing south in the general area of Montefrio - the tremendous views are far-reaching across open countryside and the Sierra Nevada mountain range can be seen directly from the whole property. Approximately 25 minutes to Granada airport and approximately 1hr25minutes from Malaga airport. Main asphalt country lane can be seen in the valley below with a track leading up to the property.

The property has an antiquated electricity connection to the front of the property, which has long since been disconnected from the meter and would have to be upgraded. At present the property does not have any water supply, however, there are a number of alternatives such as choice of different water deposit tanks, either large plastic containers - some of which can hold up to 12000 litres and can be gravity fed or with pump or the more popular type, which are large tanks built into the ground and can be built directly below a patio with a manhole. Water deliveries are by tanker and the capacity of a below-ground deposit would be around 12000 litres also. Another alternative would be to have a well dug or have a borehole.

Structure at present - from the track one enters the property onto the front patio approx 3.51m x 3.26m off which are a small store-room on two floors to the front on a lower level approx 4.5m x 2.5m each floor, at the far end of the patio is a structure approx 3m x 2.5m, further store-room approx 2m x 2m and entrance to the right is into the main house.

Entrance into a room with a fireplace and wall alcove approx 4.78m x 3.25m and second ground-floor room approx 3.27m x 3.53m. On the upper floor (with access from the lane at this level) are room 1 approx 5.20m x 3.32m and room 2 approx 4.76m x 3.29m.

At the far end of the property and attached to the main dwelling house is a collapsed section which was once 4 rooms - 2up x 2down - each floor approx 7m x 3.5m.

The price for this property has been set, taking into account the extensive amount of work required, particularly to the outbuildings, to make good. However, once resurrected, the property would be greatly increased in value. The main attractions are the privacy, convenience for Granada airport and main A92 trunk road, within 15 minutes, to all major centres of Andalucia, including the coast and Sierra Nevadas for the skiing and, of course, not forgetting the tremendous views.
